So, yesterday we made an offer on a house we want - Sarah and I just accepted their counter-offer a few minutes ago.  The changes they wanted?  Just that we rent the place back to them at $50/day after closing until the end of June.  Since our lease here goes through July, that works great - we'll have a month to move in a leisurely fashion.  I'm rather startled that they accepted all our terms, but pleasantly so.  Here's hoping the inspections go well.

I seem to remember once a caution about renting back, but can't recall the details. I think the key is how to ensure they are out of the house at the end of the period, as you don't want to then have to deal with rental eviction proceedings. You might ask your broker for suggestions, depending on how you are reading your seller, and what the reason is for the delay.

Oh, forgot one thing.... congratulations on closing the offer. Welcome to the legion of homeowners.

Thanks for the advice, we'll keep it in mind. Since our proposal of a 45 day escrow would put closing sometime in early June, I suspect they just wanted to round out the month, but I don't know for sure. Hopefully everything else will go as smoothly as this part has.

I also wanted to drop a note regarding the inspection: it seems everytime I've bought a house, about 9 months in I go, "Damn, I wish I had remembered to look at that during the inspection." In one house, it was continual roof leak problems. In the current house, there are more exterior drainage problems than I like, and we had to redo a bathroom after we discovered (only after buying the house and removing the ugly wallpaper) that there had been a water leak through the wall due to a tub being put in badly.

I think, if there is a common theme there, it is water, which is insidious. Look for any drainage problems, roof leakage problems, and look closely at the caulking/grouting around tubs and showers, especially if there is cracking and potentially leakage into adjacent walls.

Electrically, when you do the inspection, look at where phone jacks are currently placed, and what outlets are controlled by wall-switches. As I recall Davis can be hot (like the San Fernando Valley), and consider that it is easier to put in ceiling fans and convert switched outlets when the house is vacant.

Also, the inspection time is a great time to get room measurements so you can plan room layouts.

Just some thoughts that go through my head, based on experience. I'm sure the escrow will go smooth, although there will always be the frustrations. Good luck, and congratulations again. We'll have to see it the next time we're up there.

Cinnamon occurred to me. I like the spiced cider idea.

Musing on the bike yesterday led me to wondering what I can do with smoke--symbolic of hearth fires and all. I'm considering a short Lapsang Souchong infusion in whiskey (nothing that I'd feel bad about adulterating. :p), followed by longer infusion with apples and possibly apricots.

Might even Consider that as work for Beltane.
